Langley City (Detached) Real Estate Market Update - January, 2018

Despite all of the recent tax and mortgage lending changes, Langley City detached home prices are continuing to move upward.  If you are searching for a home in Langley, I feel Langley City should be on your radar as it is one of the more "affordable" regions and has great access to all of the downtown amenities including shops, restaurants, Library, Rec Center, parks and much more.  I specifically like the Sendal Gardens area, Mossey Estates and Eagle Heights.

Here is the latest Langley City Detached Home market update for January, 2018

Average Sales Price:
$884,049 which is 16.7% greater year-over-year and 3.15% greater month-over-month

Number of Sales:
223 which is 15.84% fewer year-over-year and 2.60% fewer month-over-month

Active Listings: 
45 which is essentially unchanged when campared to January, 2017 and December 2017

Days on Market:
11 which, like the active listings is largely unchanged vs January, 2017 and December 2017

Months Supply:
0.42 which is 33% less year-over-year and 2.57% fewer month-over-month.

Langley City house prices continue to rise and inventory continues to fall.  Is now a good time to buy or sell a home in Langley City?  That depends on your specific situation but as we come into the spring market, I expect prices to continue the upward trend.  Feel free to call me and we can talk about your specific situation however.
